Just before an Agent shows the house:

For the outside of the property

• Close the garage door. 
• Mow the lawn / edge the yard & bushes if needed.
• Remove all cobwebs, hornets nest from the outside of the house.
• Sweep the driveway & patio areas.
• Have the front door cleaned, as well as the windows.
• Have kids toys and tools out of the yard.

For the inside of the property

• Clean, mop, sweep, and vaccum as needed.
• Clean the kitchen, put all pots n pans, dishes away.
• Clean the windows and open the drapes to let the sunshine in!
• Turn on lights to brighten up the place.
• Tidy up the house! Put all toys and clutter away.
• Have the toilet bowl lids closed. Clean the bathroom & have pretty hang towels
• Have the home smell delicious. Use air freshners, or bake some cookies.
• Have soft music playing.
• De-Clutter, De-Clutter, De-Clutter!
• Clean, Clean, Clean!!!!
